No. There are no agent commissions and no fees taken out of your offer. The number we agree on is the number you get, less any liens or back taxes that have to be paid off at closing.

An agent lists your house and waits for a buyer. We are the buyer. That means no showings, no buyer financing to fall through, and a closing date you pick.

No. You can ask for an offer and say no. We won't pressure you.

Often, yes. Inherited houses, probate, multiple heirs and old liens are a big part of what we do. We work with local title companies and attorneys to get them cleared.

No. Take what you want and leave the rest. We buy the house as it is.

When the title is clear, we can often close within a couple of weeks. If you need more time to move, we'll set the date that works for you. Title or probate work can take longer, and we'll give you a realistic timeline up front.
